Are your Valuers qualified?

Of course! All of our Valuers are fully qualified with over 15 years experience in the industry. Our Valuers are members of both the Australian Property Institute (API) and the Australian Valuers Intsitute (AVI) with Certified Practicing Valuer Certifications (CPV). 

How long will the valuation report take to complete?

Our Valuation reports are comprehensive and detailed. The majority of reports will be completed within 2 to 5 working days (from date of instruction - depending on access and complexity) assuming all required documentation is provided and payment confirmed prior to release of report. However, should you have a specific time frame or urgent request please let us know.

How long will the inspection take? 

Inspection times depend on the size of the property and if building/floor plans are available to the valuer. Residential properties generally require between 15 to 30 minutes, and commercial properties can take anywhere between 20 minutes to 1 hour to complete a thorough internal and external inspection.

Do you do bank valuations?

At Paul & Co we do not offer bank valuation services. Banks require their panel valuers to provide valuations for finance/lending purposes, if you require a bank valuation please contact your bank or finance broker. 

What is the Valuation Process?

The pre-inspection process involves researching relevant property information including zoning and services information, title information and comparable sales and/or rental evidence. 
Our Property Inspection involves a detailed internal and external examination of the built improvements, and the physical characteristics of the land. We will conduct an assessment of the neighbourhood’s characteristics and analysis of similar properties in the locality, which may have sold or have been leased around the valuation date. 
The Market Value of the property may be assessed on several different valuation principles and methodologies taking the market conditions and the type of property into account.
We then compile the research, our analysis and assessment into a detailed Valuation Report explaining and justifying the Market Value adopted. At Paul & Co we are committed to sustainability and endeavour to provide digital reports via email to our clients, however please advise if a hard copy is required and this can be arranged.

We follow all NSW health guidelines and our valuers adhere to strict hygiene protocols during inspections including maintaining social distancing, wearing masks and using hand sanitiser.
