National Rental Affordability Scheme


There is currently large demand for affordable rental housing in NSW. Costs of living have increased and unemployment levels have increased which has contributed to many families finding it hard to meet market rents.
As a result the Federal Government implemented the NRAS scheme in 2008 (National Rental Affordability Scheme) which enables property owners and developers to benefit from increased development yields whilst assisting those who can’t afford market rentals.
On 1 April 2020 the National Rental Affordability Scheme Regulations 2020 (2020 Regulations) came into effect replacing the 2008 Regulations that ceased operating on 1 April 2020, under the sunsetting provisions in the Legislation Act 2003. 

The 2020 Regulations have introduced a number of new and changed provisions, now known as sections/subsections.

If you have recently completed a development with NRAS properties you will need the NRAS properties to be assessed by a Qualified Property Valuer to ascertain the market rental value prior to the property being offered to the market for lease. It is important to appoint a valuer who knows the market and how the scheme works to ensure that the appropriate market rent is ascribed to maximise your returns.
